  1. I put a down payment on my home...now have over 100k+ of equity....used a HELOC...to buy a rental.... it's cash flowing....refinanced and paid the HELOC off....now I have my renewed credit line :-) Back out there for the next round!

  3. Ugh.. Yeah so I had inspection done on my duplex... hey guess what I learned? If they are not attached units, It's 2X the price + I have P&D reports done... so woot woot 1k right there. But I did find out there was mold/some issues - I was able to get the seller to repair items + 3k credit = win for me :-) USAA gives me a free inspection report after I get it insured, so that's win... I have my 3/1 getting rehabbed now and will get a free inspection after to see the difference :-)

  7. I just closed on Tuesday on a 4/2 Duplex, it was listed on Zillow, Trulia, & Realtor as a 2 beds 1 bath 1/2 the sq ft. Both have their own meters, and at one point the zillow had 0 bedrooms... so searches didn't find it. Even had seller do some repairs and give credit at closing.

Good Info - Free Info is (ALWAYS) out there - It's all about having a step by step process, guidelines, process. Anyone can search and find random info - but the process breakdown helps (not taken course myself).

  18. Do what I did at 18... Join the Military ;-). Constant Paycheck every month, Easy Initial Promotion (E1-E4) 2 years "Extra $500 a Paycheck", very little to no bills (Internet/Cell), Free College Stipend While Active or GI Billl after "If You Choose Too", Leadership skills that can benefit you as an entrepreneur in the civilian life. I'd advise picking a progression that has a career afterwards you can easily transition to. Technical/Financial/Etc.

  19. Agree with paid products / courses, I feel if I sell something the end user should be able to put it to use and recoup their initial Investment prob within 6month - 1 year. I’ve been thinking of different programs, courses etc. I considered patron, but don’t want to charge people just to know what I’m buying/selling or investing in.
