  4. Yup. The average tenant is wasting 25k a year in rent. So "waiting on the sidelines" for the last two years has cost a bundle in real money and lost equity. Shame.

  5. Capital costs money. No kidding. 🙄 8% is better than the 100% interest rate on rent that also deprives you of building equity and sweet tax deductions on that capital.
