What's the "change"? Prices were going up before. They'll keep going up now.

Prices are up 4%+ year over year nationally RJ. 85% of people have a rate under 5%. 6.5% rates will not increase inventory to any significant extent. Not even a 5.875% will. To even get the peope at 5% to consider selling youll need something in the mid 5's at best. But that still leaves all the 3-4% and free and clear people not selling - and they represent over 80% of the market. D'oh!

Good thing housing has continued to go up during nearly every recession year for the last hundred years. Phew!

"Relatively small mortgages rate drop ". You mean the largest two day decline in history? And sellers don't care what rates are unless they are also buyers themselves upon sale. Which means inventory will continue to be very low. Nice cope though. 🙄

A) You can't time that market. That has just been proven yet again. B) Prices have continued to go up all year. Up 4%+.
