  8.  @SirFrag32  I have used this method to buy 2 ranches with beautiful houses and 5 single family dwellings in California, Nevada and Oregon . I NEVER rent or lease out my properties! Instead of "fix, rent and flip", I "buy and hold". My recurring expenses include small mortgages or none, property taxes, utilities, preventive maintenance and periodic housekeeping + lawn maintenance. I have an extremely low taxable income ( I quit my job) and use Long Term Capital Gains as my source of assets. I must live in a house ( usually my latest purchase) one year and a day and meet all other IRS regulations. I am very "poor" with earned income under $38,000/year. Last year I sold a house in a Prime area for over 1.2 M, but bought it for 400 K 12 months before. it was not a "fixer". I put less than 50 k updates into it when I bought it. 100% of the 800 k was my LTCG. Do you think you can live on 800 k while working in "fast food"? I just work no overtime and have a ball "Do you want fries with that?" Try it and you will see just ONE deal is all you need to get rolling. I rarely use mortgage companies and my first was a 15 year fixed with good income. After that purchase I quit and can do it all on my own. FYI banks will give you EASY credit if you make no excuses, talk to the underwriters and tell them what you are doing. if I do use a mortgage I require-in writing that they never sell the servicing rights or the debt unless.they give me a 60 day notice so I can get first dibs on the deal. They LOVE this since I do not pose a risk. Do they care I have low "earned" income? Hell no, when they see the real equity I have on closing. The only problems I face are the initial property searches and costs of inspections and later repairs/remodels. THIS is real retirement. No pensions and NO DEBTS. My fast food job provides my health insurance. I am in better financial shape than the Franchise Owners. They want to work for me! It is all bout positive attitude and you must remain in control of all transactions. I forgot to tell you other than very small mortgage debts I have NO other debts. This beats being an employee and is TRUE freedom.

  9.  @SirFrag32  Just for fun, I visited Zillow and Realtor.com for Denver. In less than ten minutes I found some excellent DEALS. "Every" transaction is not high! If you get emotional as a buyer you have LOST. I noticed in Louis Rossman's video house hunt #2, Obvious tricks that seller was trying. Look carefully at the little plant next to the front door of one of the properties! It had a RECENT sales tag on the plant that was not removed. Do you think the seller who hadn't cleaned up their property in YEARS, was playing games by sticking a new Green plant which ( had not been watered) for $20 , next to the entrance would add an additional emotional $20,000 to the asking price? You betcha! I am extremely sensitive to estate agent trickery ( faux green lawn paint instead of real turf), fresh super cheap paint from "wallymart", water fountains hiding street noise, wall decorations and paintings from a flea market, staging games, parking a late model European sports car in the driveway etc. In California, agents have been known to hire actors to be well dressed and walk in the area or even go to a local church during an Open House.. All this to add " ambience" and MORE piles of real estate B.S.. i once sold a house ( as seller) with 30 days DOM simply by removing the "chips and dip" from the dining room and replacing with Salsa and Tortillas. Add a little recorded "Viva Mexico!" music and I sold to three families in two hours at 20% above asking! House buying is ALL ABOUT EMOTION. It is ALL about the DEAL! All sides must believe each got the "best" deal for a happy fast close.

  10. I watched your issue about Graphene OS. I researched what you said and decided to buy a Google Pixel 6 smartphone and intend to operate with Graphene OS. Two days ago I received my Pixel 6 and wanted to see how Android spied on me. I was informed to "LOG in". Log in to what? I did not agree that I had to join anything ( Google Gmail to access the Google Play store) before using this Pixel 6 smartphone. So I played the Google reverse SPY GAME and provided 100% bogus identifiable information about the real me. ( I used a different bogus device in a different location) Badada -bing ! What did I see? Dozens of unsolicited advertisements for funeral homes, medical insurance and cremation services. Is this how they advertise to a teenager? a dog? or a very very old man?. I said I was over 110 years old and unknown "gender". The probability that my fake ID would bring in DOZENS of SPAM ads for death and funerals tells me that GOOGLE IS NOT TRUSTWORTHY. The fact that i identified as an "other" gender also attacked me with ads promoting LGBT weirdness. LGBT weirdness and Death makes Google rich? Once I determine where all the cell cites are located (all local carriers) using a Playstore free network research application. I'll print this out for future reference and "die" digitally to be resurrected as a nobody "nowhere man" on a new Pixel using GRAPHENEOS . Google claims to be a privacy advocate and IMHO should be sued and punished for LYING and DECEPTION. Bye bye Android! Thanks Louis! Why and How would a 110 year old buy life insurance, medical insurance, cremation, burial and ocean Nemo burial sea services? Will he die before he signs the check?

  19. Very interesting! I have had serious issues with the USPS and would like to share my experiences. I have numerous credit cards and subsvriptions and my daily junk mail has become burdensome. Then it happened. NO mail except for junk mail for three weeks! No monthly bills and no utility bills that I would normally expect! I immediately contacted the local Postmaster who aske dme " Are you sure? - I don't have THAT problem!!" This continued for another week and so I started my own investigation. I noticed our letter carrier drving his mail truck late after normal "business" hours ( Is the USPS a real business or just a way to send tons of junk mail?). I waved him down and asked him why he was driving so late. He smile and told me he was "Too busy!" I asked him why and he told me it was a bad time of the year for mail delivery because of all the political mail. He continued saying that he just returned from "the dump" trying to get rid of all this mail". What? Let me look inside your truck? "It is ILLEGAL for you to look in side my truck!" I said I can see from here you have bags and stacks of mail piled up so I can see them through the windows! " I know I told you before " I have too much mail!". I reported this to the US Postal Inspection Office and NOTHING happened. Maybe They also had "too much work"? I was able to organize many of my neighbors with the same problem and was advised by a letter carrier they will do NOTHING because of the Postmaster. I insisted what does he do all day? She replied "..,.all he does is eat and play games " with the letter carrier who throws away the mail. She then told me IN SECRECY that she could be fired for telling us how to actually recveive our mail! She gave us a "confidential" telephone number for USPS "Customer Sevice" that we are NOT supposed to give out to customers, if we have too many complaints wwe get in "big trouble". I called the number and three days later the Postmaster knocked on my front door. Do you have some mail for me today? He was pissed OFF! He called me a "wise guy" for causing him "trouble" by calling USPS Customer Service. He told me to never do it again or I would never get mail. He is a "portly" man from eating all those Pizzas ( Pizza joint was across the street from the Post Office). I asked other letter carriers about this intimidation from the Postmaster and terrible service. I was informed that they all knew what was going on and that the letter carrier whow as discarding FIRST CLASS MAIL "always did that", but no one could complain since the letter carrier was a close friend with the Postmaster AND they would receive bad evaluations and would get assigned the worst routes. Louis, this was only one terrible experience out of many but ask yourself this question? Please? I watched an old Seinfeld episode on Youtube when Kramer wanted OUT from the Postal Service onslaught of JUNK mail. We have UPS, FEDEX, Emory, FAXs, emails, Instagram, Telegram , Western Union? There was a time when emails fiorst started when the Postal Service tried to declare it ILLEGAL UNLESS they could tax it or be involved in some way. Guess who invented SPAM? THE US POSTAL SERVICE. If you don't believe me, look in your mail box and weigh the JUNK MAIL rotting there (BBM) and waiting to be recycled or burned. We need a new Federal Trademark that shows that USPS = SPAM.
