Good for you! As soon as I paid off the mortgage, I rebuilt, remodeled and renewed the house. I found retired licensed contractors in different trades to teach me how to do each job. I bought equipment and mateials from professional wholesalers and lumber yards. From the foundation, flooring, plumbing ( water DWV, new natural gas) , fireplace, electrical, HVAC to the roof, most work done by me. I paid each contractor hourly to show me each step, and I followed with my own work. I paid them to review my work and I either tore it down and repeated it or completed it for final inspection. Lots of fun. I got into this so much I did not know when or why to stop. To hell with "office work" contracting work is the way to go. Electrical work is my favorite so far. I just built a 1750 square foot ADU ( legal and permitted Additional Dwelling Unit) and am going through final inspections now. What about renting all this new space? NO WAY! Never have a tenant in Calfornia!! There may be a few honest ones but how can you know? November 2023 is the first month tenants are required to pay rent since the "Covid-19" excuses of March 2020. @ElisaOKeefeSmith
