  1. Yes, I agree but as you know that as a buyer or a seller I prefer using a Dual agency. I also discuss every contract or offer with a licensed real estate attorney specializing in trial work. They have LOW charges as long as I know how to control my questions and time that I take asking them. I understand your opinions about DualAgency, are EXACTLY why I prefer Dual agency. I know it is impossible to be fair to both sides! But this is BUSINESS not Sunday school. I happen to be a strong buyer and a strong seller. Yes I can use a mortgage but have an excellent relationship with mortgage companies as well as underwriters. I know it is possible to take an unfair advantage but I do not. Every buyer of my property is a friend and so is every seller.

  2. I just realized that two groups do not like the results of my deals. All of my deals are at prices lower than the comps or Comparative Market Values. This can hurt the comps of neighbors of properties sold. In states like California the propertyntax assements are lower. Governments generally love high property taxes so they can spend away. I try to keep all prices down, houses that I buy and sell. Part of my strategy includes listing my property in the lower 50% of my comps for a FAST sale. It is my choice to leave cash on the table. I time the market to buy or sell. Re; Laywer comment I ALSO hire an attorney for reviewing every comma and dash on an offer and contract
