During the 1997-2012 housing bubble I was almost overwhelmed by the "Multiple Offers" claims by agents and the "Highest and Best". I learned that many sellers are more motivated by the word "Best" and not the word "Highest". Is the seller motivated to sell. Why list today and not last month or next month. This is where I discovered the 7 D's of real estate. None of us are immortal and we all face difficult times. The 7 D's are Divorce, Debts, Drugs, Disaster, Disease, Denial, Damage and more. These will motivate a seller to sell ASAP and avoid costly short sales and foreclosures. In these situations, sellers do not want excuses or delays and are very sensitive to time. Cash buyers have an advantage here, since a mortgage company inspection is not required and there are no delays because of underwriting issues and changes . A potential buyer can also put pressure on the seller by using the Listing agent ( Dual Agency) when permitted by local laws. In these cases the agent gets paid double the typical amount. From 3% to 6%. Not many agents with few listings want to throw this opportunity away. These agents get paid twice for the same amount of work and this can speed up the process to help the seller meet their goals.
