  1. I buy or sell a property one month at a time. I do not see the typical annual, monthly, mortgage interest or economic indicators as variables that affect my sales or purchasing. As a buyer I search for sellers who have needs to sell. As a seller I look for buyers who also have needs. I do not buy at the lowest price or sell at the highest price. The variable that matters in all my transactions is the word "best". "Highest and best" ( sales) or "Lowest and best" ( buying) both use the word "Best" and that is the word I use for negotiation. I do not chase numbers ( sales or mortgage interest). It is ALWAYS about the deal that matters to both sellers and buyers. The property agents are also happy for low emotions and stress ( I do some of the heavy lifting when required) and a fast close for a fast settlement, close and payday for the seller and agents.
