  2. ADU's are being built all around my Exurban community. None of them is for rent and ALL of them are used to enhance the livability of our properties. Tenants are not welcome in our area because they are synonymous with crime, noise, congestion and trash. One neighbor even has a hot tube, sauna, tennis court, private driveway and garage for the visiting guest. If this occurs in suburbia or urban cities I predict high crimes, environmental trash and other miserable living conditions. Few of the homeowners in my area have a mortgage. Off street parking? My neighbor next door recently had a wedding party and we allowed them to put Valet parking, temporary parking and a minibus for over 50 cars...in my back yard. They bought us a nice dinner for the support. They had too many trees in their back yard to park these cars. All average Americans need to do is be PRODUCTIVE in their occupations and stop spending money on depreciating assets. Money will chase you.

  3.  @SachsRealty  I speculate that the huge increase in national sales of Mini Split HVAC units is because of all these ADU's? The retail prices are all over the board from under $ 1k to over $ 30k for just one single port Min Split HVAC.
