  2. I partially agree with the knowledge of how you define a "new house". In my area new single family dwelling properties cost over $300/ square foot. If you study where most of the costs are in this figure it is labor. What would happen if your building costs ( land, utilities, permits, materials, labor, insurance and local fees) were under $100/square foot? I posit if a builder can build below $100/square foot there may be still room for profit from rentals.
