I would never expect a seller to voluntarily lower their asking price! Seller usually want the maximum they can extract and sellers want the "best" deal. My approach is to do thorough reseach on the property, location, neighborhood and the structure. When I make an offer I intend it to be my best considering the property and my needs. The opinion of the seller and listing broker mean nothing to me. Why? It is my money or debt and I am the most important appraiser for me. When the seller makes a counter offer to me it must be to my best interest.

Within the past year listing brokers would facilitate seller requests for a "love letter" from a buyer who met all other requirements of the listing explaining why they want that property. When will buyers agents request "love letters" from the sellers in a buyers market? It is supposed to be an even playing field between sellers and buyers. Show me some valentines that prove sellers are "worthy" of my purchase in the same way as buyers were required to do the same last year?

This is a good thought experiment! The NAR is always telling us that Buyers agents represent the interests of buyers and LIsting agents/brokers represent the interests of sellers. In order to have a level playing field between buyer and seller it is curious that Buyers agents do not require sellers to also provide "valentines" to promote their "lovely estates" @grahammatthews1428

I have seen sellers begging to have someone buy their property. Why The Seven D's of Real Estate are the best motivators to sell. Death Divorce Drugs Debt Disease Destruction Disaster Downsizing Diamonds Diapers. IMHO Three or more D's and we will have REAL seller motivation. I have even worked a deal with the sellers mortgage underwriter to accept less than owed on the mortgage with NO finance company inspections! This avoids short sales, audits, lawyers accountants and more middlemen. Banks want old debts off their books. @grahammatthews1428

The sellers REASON to sell identifies the opportunity to have a REAL world negotiation by a prudent and qualified buyer. This is more important to me as a Buyer than what the local market is doing. What are a few points on asking price or mortgage loans compared to an HONEST negotiation? IMHO More money can be made in real estate on the BUY side ( MAXIMUM negotiations by seller) rather than the Sell side ( minimal reductions in accepted price). How fast can you close with NO excuses is what is wanted by sellers, Brokers and agents. Brokers and agents don't want to hear excuses to slow walk the close and NOT get their money. They have monthly debts too.
