Nice. I am both a qualified and motivated buyer and seller ( most of us in the market are both) . As a buyer, I do not care about the listed price. As a seller, I always place the listed price near the lowest ranking of similar homes. As a buyer I always prefer dual agency and my decisions to make an offer is highly dependent on the quality of the listing agent ( skill, knowledge, professionalism). As a Buyer I make ONE well thought out offer. If I receive a counter offer it MUST be to my advantage or I walk. As a buyer I care mainly about the location, quality of the property and the reasons for sale. I am very unemotional about houses. I prefer a quick sale as a seller and a quick settlement as a buyer. On either side I am very sensitive to time delays. Delays may be necessary but they cost me time and energy. There are ALWAYS other opportunities. Lastly, my offer is contingent on my inspection 100% paid by me with all results going only to me. Do you find comfort or pain with these principles? I prefer the Yes( buyer) Yes (seller) Yes ( single agent) agreement on all transactions. No balks, whining, delays or complaining. I want all to have happy smiling faces. Your opinions?
