I am glad you brought this up. I am not an agent but over the years I have speculated that the ONLY reason to get an RE license is to get the first information from a seller and most importantly the real reason for the sale and the real condition and history of the house. I have maintained that this topic proves that all buyers are also competing with agents for the best deal. The only reason I don't want a license is that the typical rules and regulations of each state increase my liability. I noticed there is a point for serious agent-brokers where they don't have the cash to get some of these deals. Agents become my competitors when buying and it has always been this way. I prefer to use the listing agent as my buyers agent when I buy and always list a house that I sell with an agent who will offer to work dual agency on the sell side. This limits much of my legal liability fora fast sale. I use the Buy and Hold strategy with no tenants. It just takes longer to sell considering using LTCG for taxes.

@GT-mn3bx Yes this is true, but the way I sell my properties it is best to use a local agent and have them sell it for a fee. I no longer worry about lawsuits and buyers remorse issues. All licensed agents must have an E&O policy and this policy is what attorneys go after first. I disclose everything, all records when I list. I let the agents worry about finding buyers and keeping lawyers away.

I know brokers who work through their family members with different last names to list or buy houses. This way only other agents figure out what is going on. When I buy, I always have plenty of paper profit when I close I prefer holding (> 1-2 years) until I am ready and as prices appreciate via inflation or market conditions I sell fast at low CMV to avoid a downturn in the market. I want my listing agent to sell at a low market price since I made the money I want. A fast sale is more important.

@bnssoftware3292 There is a store in my area that is also huge warehouse that sells prefab complete kitchen and bathroom cabinets and fixtures "hecho in Chine'" ( built in China assembled in Mexico) and shipped to the USA. Very poor quality of materials and workmanship but they look great ( but don't get too close) . Flippers and builders both buy these setups. I know at least one national builder who buys this detritus. $600,000 listings for an econobox "modern" house furnished with recycled wood and staples ( is bamboo a wood). They also advertise on TV!

@cec1637 Funny that you mention that! I watched one national builder prepare land that was originally a sand pit and later covered with poop from a huge livestock feedlot built on over the sand. This area is surrounded by a levee since it is at sea level near a large California earthquake fault. People are buying those bay area houses like a pancake sale. The first flood, levee break or shaker will sink the whole community of XYZ homes. Also only one road in and one road out. Did someone grease the palms of local politicians to build this mess?
