I agree with you 1,000%! But I am only one person and yes I do "time the market", as a buyer, my market consists of sellers who are in serious financial difficulties who "own" a house that has good bones, No liens, Excellent location and is under tremendous pressure to sell and close NOW. When I match up these people with Listing brokers who have burdensome monthly debt, I can help these agents quickly provide them with a good amount of commission ( 7% + good enough) and I will do most of the "heavy lifting". How can a broker dismiss this wonderful opportunity? Of course i Prefer Listing agents in a Dual Agency contract, but I will take the risk. If the Lister wants me to use my own Buyers agent, she should be prepared to deal with a highly interested seller ( I will get copies of my offers to the seller ON MY OWN- just in case the Listing agent "forgets") AND I can also be a very slow walking buyer. It is the Listing agents choice. How many cash offers ( cashiers checks) does the Lister have on the table? I will ask the seller the same question. I MUST have the best deal for my needs--and of course help the seller stop the green alligators all around.
