You have plenty of dead mall space to build a arena in the area. Heck, you have a dead shopping Center 30 seconds from the Walt Whitman Ramp on Route 130. Franklin Mills is a dead Mall. With access to I-95, Roosevelt Boulevard, Pennsylvania Turnpike, and nearby Bridges to New Jersey. And a sea of open parking space...
