It's a familiar story all across The region. Older folks are dying off without Wills. Developers and house flippers are moving in to various sections of Philadelphia. Picking off the sheriff sales. Many of these estates are not fully completed. Families are not able to make repairs because the properties are not in their name. Without being the property owner on the deed, you are not eligible for many major programs.

That's the Crux of the problem. The estate property is contested. Do you have thousands of properties like this with baby boomers dying off. They do not have a last will and testament. The property is left to the kids. But the deed has not been transferred. Without official transfer, you can't get access to programs to help repair or call yourself the owner to a bank. This is happening all over Philadelphia. It takes time paperwork and legal assistance. I speak from family personal experiences. You have to deal with everything from signing off of other children who are a heir. You also have to deal with any creditors to the Estate. Meanwhile developers are coming in to these areas. Buying homes for cash for people behind on back taxes. Spending a few thousand on rehab to flip the property or tear down for new construction.

The real basic problem here is that you have a Estates that are contested without a last will and Testament. Until the estate is concluded. The property remains in the name on the Deed. Until the family can get a change in deed holder, you're not able to access programs for home repair or any sort of loans. Because technically you are not the owner on paper. Even though the house has been left to the children. And you also have to clear off any creditors to the estate. If the debts are too high, they may require sale of the property to clear the debt. All this takes time and legal counsel. Meanwhile the houses are continuing to age and fall under disrepair. Roofs need repair. Heating and ventilation, plumbing. Some parts of town have structural issues. Meanwhile developers are coming in and buying Mass properties on the cheap through Sheriff Sales. They will either bulldoze the property or rehab it and flip it. This is happening not Kensington. University City, Areas around Temple University, areas near the Zoo. All the prime locations. Fishtown used to be a and family Roadhouse area. Now these properties are being knocked down to put in condominiums. You have cheap property land with easy access to places like i-95 and the expressway.

You have situations like this all over the city with contested Estate. Senior citizens are dying off and leaving homes to heirs with no legal will. Until the a Estate is clear, you cannot take title of the home. And without a title deed in your name. You're not able to access repair programs or get a loan on it. There's also the issues of real estate tax and creditors. Try solving an estate that's been left to three or four different Kids?

@blazefairchild465 just had an uncle go through situation like this. Took a couple years and lawyers to get the title to the house. Got to make sure the creditors are paid off. Get anyone who's an heir to sign off their rights to the property. We had five people with a fractional share of Grandma's home.

developers want to bulldoze the place and build new. They are trying to get the property cheap off of back taxes and such. It's a common situation across the region. Older generations are dying off. The children cannot afford to repair or don't have deed title to do so...
