  2. 2020 was when I got the itch. The mass formation psychosis was ramping up and rates were low. I finally rigged it so I could move in Spring, 2022, sold at ridiculous price and got a bigger place with a slightly smaller house at about the same price. Got in just before rates went up in April, 2022. You got in at a better time.

  4. Drop in the bucket. Defense and entitlements are the biggest. And the Boomers are going to finally lose out when there aren't enough young people to support the wasteful and poorly-invested SS and Medicare/Medicaid programs. All the people not having kids will go begging in terrible tax-paid nursing homes.
