I wonder what the deal is with the permitting for the bath house. In that climate, a sauna/bath house is a no-brainer. In that remote location, it seems a little ridiculous that some bureaucrat came along and said "You can't do x, y, or z without a permit." There's probably a bad actor in the past, who turned a remote property into a vehicle graveyard, and generally trashing the place.
There seems to be a lot of that going on in parts of Alaska. It starts out innocently with a cabin and turns into a 5-acre junk yard, a blight on the landscape.
OK. You have some services, there, so it's not as remote as I thought. "Happy 10th Anniversary!" and other positive messages on the bath house suggest you're buying a place with good karma. The people who lived there before you were kind, by the look and feel of it.
I moved back to Idaho to be closer to the clan. This is exactly the kind of property I was hoping to find. Unfortunately, there just weren't any really suitable properties. Everything that came close was perched on the side of a mountain, and offered little privacy.
I probably could have found what I wanted, with more patience, but I had a sense of urgency about the financing, and wanted to lock in a loan at the low rates that were still available. That part worked out well, with an affordable fixed-rate mortgage that's proof against the inflation I was (and am) anticipating.
To make the kind of "steal" that you made takes patience. Just keep looking until you see a good opportunity, and hop on it.
I'm in that mode, now, down here in Idaho. Well, I'm in the "building a stack" mode, on the way to being ready to hop on something closer to what you have. The only fly in the ointment, there, is my tendency to plow extra money into the place where I'm living, like $8,000 to pour a slab under the pole barn, on the way to converting it to a greenhouse/workshop.
Then there'll be the job of fixing the roof, and wrapping the exterior. Then there's the matter of a new roof on the main house and both garages, etc. That could keep me busy for a while! It's not as remote as I would like, nor is it as much acreage as I would like. But I have good neighbors and my 1 acre is zoned for critters. Life is good.
I wish you the best with this project. I think showing the world what you're doing should pay for most of it. Very pleasant channel and person, so you should build a nice following.
