  1. There's an INCREDIBLE amount of dumb money in real estate. Boomers are A LOT of it in the west. My parents had GOVERNMENT bonds, thought they were STOCKS although they knew it was government (not allowed to compete with private businesses here, at least not without price controls), and then sold them 6 months before maturity AT A LOSS and said they did well.... now THAT'S the brains who buys big into property. ZERO SENSE or understanding of other investments.
