  2. It may be private property but it's also an amenity offered to all the leasees as part of their rental agreements. The sign is posted in a common area. Whether you're a tenant of color or a just a tenant who's sensitive enough to be offended by the sign, you are (presumably) paying the same amount in rent. For that reason, the landlady is putting her self into legal danger because you can't charge the same rent but discriminate use of a common facility. That goes for washing machines too.
