Twenty years ago both Andres Duany and Peter Calthorpe suggested that developers of New Urban style projects make an exception to the usual "build the retail last" approach with regard to placing a corner store near each neighborhood center (in addition to the village center) while residential construction is still in its initial phase, even suggesting that developers build them on spec and lease them as "loss leaders" because they are a valuable amenity and will help attract more home buyers. Kentlands not only has a retail-intensive village center and several streets with live-above units but a few house-like corner stores within a short walking distance of double-stacked townhome clusters and single-family houses. Orlando neighborhoods like Baldwin Park and Avalon Park have village centers featuring both Publix supermarkets and CVS drug stores as well as apartments above offices, retail, and restaurants. Sadly, none of these 3 projects is within reasonable walking distance of rail transit but they're still far superior to typical postwar suburbs.
