I realize that I'm late to this clip, but you missed the biggest "invisible" rip-off: the massive and expensive improvements to infrastructure necessitated by a new stadium. Streets, water & sewer lines, and emergency services all require gobs of cash to accommodate the new structure and many of these costs will snowball over the span of many years. Also, most of these places are not built anywhere near rail transit, creating new traffic peaks which can cascade across the region during otherwise non-peak periods. At least in DC the owner of the basketball team agreed to build the new arena downtown, atop an existing Metro station. That might have been worth a mention.

Only one of my four properties has a mortgage (it's less than 7% fixed-rate and will be paid off completely within two years), the tenants pay their own utilities, and real estate prices are still skyrocketing here because of all the people fleeing failed Leftist policies by moving to less insane states. My state is doing well - very few empty shelves and even gasoline is still less than $4.60/gal locally. Allow me to correct your last statement: It may be the worst time to BUY property but it's a fine time to OWN property, especially if 3 of the 4 were bought during the 20th Century (as they were). The 4th I bought last summer when the stock market was still riding high in order to shelter capital from Bidenflation and the Biden-inspired market drop, which I saw coming (as it did). It appears that I am better at this than you. C'est la vie.

Your perspective is incorrect. It's not a national issue here. The finer elements of transportation funding allocation are usually left up to local governments and/or regional MPOs. For example, Houston is a nightmarish hash of bad zoning and no zoning while Austin has Traditional Neighborhood Design parallel codes, traffic calming, bike lanes, roundabouts, and diverging diamonds.

@jamesmori7859 Peak oil actually happened. It just means that we'd already picked the lowest-hanging fruit from known reserves. More reserves have since been discovered, but that doesn't invalidate the concept -- it just shifts the timeline. Fracking and oil sands are evidence that we're post-peak oil because they're far more expensive extraction methods, which is exactly what peak oil postulated. It NEVER said "this is when we will run out of oil," it said "this is when it gets more costly to extract."

@gregcarlson8438 That's not what "passive" means in the tax code. If you have that many rental units, you may want to have a conversation with your CPA to ensure that your rental activities are correctly classified and that your losses are not improperly limited. If you don't have rental losses, the PAL limitation rules probably don't impact you.

@gregcarlson8438 $112K for 2022, actually, but the exclusion only applies to foreign earned income, which means you'll probably have to get a foreign job to realize the benefit from the FEIE, which will probably subject you to foreign taxes and will NOT count toward US Social Security benefits. Of course, you might also qualify for a foreign tax credit (which may or may not help).

The "Environmental" groups are NOT stupid and they are NOT "anti-capitalist." They are, in fact, PRECISELY the opposite of those things. Allow me to translate what Generic Blonde Lady was not so clearly telling you: "If ideas like humane harvesting and synthetic substitutes actually eliminate the problem, then people will stop donating money to our organizations and I and my cohorts will be permanently unemployed because whining for dollars is literally our only skill." @crissd8283 Yellowstone isn't close to major population centers, so it's not a great place for power production. Basically, ANYWHERE west of I-25 is fair game for geothermal. Anywhere east of it, not so much. Also, dry holes (tapped out oil wells) can be adapted to geothermal power production. One problem is that the brine used is very rough on the hardware, which makes geothermal extremely maintenance-intensive.
