  1. Commercial leases are 3-5 yrs usually, most companies don't need more than one floor, and leases not renewed means higher rents on new tenants. It doesn't make sense to infer or extrapolate anything until 2025 at least, imho. NYC was over priced for decades and everyone knew it, so far this is just a recalibration toward real value from a multi-decade bubble I think. For eg: if a company that sublets cubicles out to small business startups with shared utilities at a mark up, that company will pay higher rent and receive even higher rents for the cubicles they sublet, so the opposite of your claims are true in that case.
