  1. Keep in mind, the temporary reduction in interest rate from the buy down represents payments that are nearly all interest and very little goes toward principal. Therefore the yield during that period is still extraordinarily high for the lender. Many people do not understand how mortgage payments in early years are structured between interest and principal. Would shock if people understood.

  2. I am seeing locally that some builders are selling lots to other builders who then call build different models at lower price. Obstenibly this is done to not offend buyers who purchased the original units at higher prices and therefore attempt the buffer from value drop shock.
