  1. People that that guy want to compare 2022 to 2008 and say it's not the same. Given we are in early phase, it is really closer to 2006, not 2008. In 2006, there had not been significant downturn. That came later. Bottom in my area was more like 2010 to 2011. If this was purely seasonal then why is it not compared to last time at this year. That I can recall, last year at this time, appreciation was in full roar.

  2. Sorry, was not clear, was referring to 2006 in terms of duration from peak prices, location dependent of course. Does seem to be changing more rapidly this time in some areas.
