  1. You know Travis, despite the fact that we look at analysis in assessing the state of things, and I do this professionally, sometimes just zooming out a bit is helpful. Here is a basic one, and I remember doing this after things fell apart last time. During the boom years of 04 to 05, despite silly high levels, there was a sense of "normality" to it which is why folks bid RE up without thought. Then by 08-2011 when the "new normal" hit, we looked back and wondered how we ever viewed 04-05 as "normal". Like we must have been in some kind of opium trance and eventually the smoke cleared and we could once again see clearly with the forward thought of "never again" will we make the same mistake. Fast forward to 2021-2022 and we were there again. Is the smoke starting to clear again now? Amazing how people have viewed what a $600k house should be? In my area it is a surprisingly modest home. Wonder how this price point will be viewed in say 2 years from now? Replay? It seems crazy how views of "normality" can change. Regards.
