  1. It's a very difficult time for concerned home buyers who are in the market today. The draw for housing is understandable, but a falling knife cuts deep and painful. The thought of rising rates makes people tempted to get in now before higher. The only thing I can say is that in the 07 to 10 period, I interacted with many distressed owners who bought under circumstances very much like today. Travis is correct in his assessment of some home builders today as I work nearly exclusively in that space and am on about 5 to 7 construction sites per week and review all the contracts. Many reductions or large incentives are in play with many, but not all, homebuilders and they have sometimes have the ability to negotiate in ways which conventional private sellers cannot or wont. This is certainly a good first thing to look at if you dont mind being in large deed restricted communities. Of course this may be differentent depending upon location. Travis's characterization is accurate for many locations and going on site into these developments is a good education. You need to have boots on street to see and understand. Waiting may be best strategy, but doing research right now is best way to develop your strategy.
