Of course, if big housing downturn evolves, supply will increase. Many of same dynamics were raised in media back in 2005 area, although the big institutions were not a factor since rents at that time did not cover holding costs. What is really needed is a big bursting of the rent bubble.

Allowing finance of properties with conditions such as flawed roofs and other deferred maintenance would open the door to wider buying audiences. This is currently a major impediment. Monies could be escrowed for draws to assure that roof repair or replacements post closing would occur and hence satisfy lender concerns. Clearly, something needs to be done to avoid a nation of renters.
