  1. He's not lying about the last bubble purchasing at 270 going to short selling at 60 to 70. Was thoroughly involved in distressed properties during that time. Some had developed a lot of damage and deferred maintenance which contributed, but the downward direction was for certain there in SW Florida. In the time prior, many believed that downturns would not occur due to influx of retiring baby boomers. Now its millenials that will save the day. Remains to be seen, but familiar logic.

  3. The blueprint established in 2007 to 2011, seems to be playing out, atleast in the early stage we are seeing at present. History does indeed teach.
