Hey Travis. You might want to take an updated look at DOMs. I do numerous 1004MC reports which is a document which establishes market condition over 3 time periods. They are 0 to 3 months, 4 to 6 months and 7 to 12 months. This is a local analysis, not national. Almost universally, I am seeing a substantial increase in both contract and closing median DOMs in our area regardless of median price data which is variable. DOMs is a pretty good indicator for future and present demand. Many MLS systems now have a 1004MC output feature, but is not well known. Regards.

@torsten6777 DOMS can be broken down into contract or closing DOM. Additionally there are cumulative DOMs which account for the total DOM despite withdrawal and relisting. In the 2008 to 2011 period it was not uncommon to see cumulative DOMs of over a year through 3 or more relistings of the same property. Those new to real estate may find this unfathomable, but certainly did happen and could happen again. Requires a good MLS service which can document properly. Since I do not use the public sources such as Zillow and others, I do not know if this is tracked. When listings are put on the IDX, which allows external sites to pick up, not ALL the data from the original listings are exported. Especially not the agent to agent data
