  1. Be careful on tax assumptions. Applying a % assumption may be highly inaccurate. That would only apply to Ad Valorum portions of a tax bill. Especially in new home developments there can be significant non Ad Valorum components which are fixed special assessments and do not change if value assessments decrease. I have seen these add several thousands of dollars to the property tax bill and I repeat: they do not decrease if property values go down. Buyers need to be aware of this but is easily checked by searching the tas collector,s record for any property. Just trying to be helpful for anyone's property research.
