Those are vacant lots in essescence. Sales price per SF is not really precise. Better to see if there are land sales then see how much extra the existing structure adds.

Of course. Think about it. If the value of the property was predicated on the size of the house then a vacant lot would have no value. Also on similar lots, would a 2400 sf house have 3x the price of an 800sf house of same quality? No sir. You also have to extract out fixed items such as impact fees or infrastructure bond debt, if applicable, which obviously do not depreciate or go away.
