  1. You might add one more way of doing an analysis. New home developments tend to have a definite and limited range of models. Would suggest doing separate analysis for each model. Perhaps they have a 1 story 2350 SF model. Only search for this model and see how closed sale prices for this model have changed. Then look at current list prices for active listings where price drops are claimed. Pending may not be helpful since contract date may be several months ago although you could search by contract date and only look at those with dates in 2023. There are often models of very similar size which sell at much different prices and hence the reliability of price per SF is reduced.
