Not that it is pertinent, but when Michael has his walking tour look, he resembles someone who would have appeared in an episode of Miami Vice. How coincidental he is from Miami. For RE, good to see interviews with guests. South Florida was particularly hard hit both during the GFC and before that during the S&L crises back in late 80s and early 90's. I was down there during that time alot when I worked for an asset disposition contractor. Really miss those stays at Embassy Suites hotels in Dade County during those days. It was quite a time.

Not well known, but during the last debacle, Florida had negative population growth. Many people left to find opportunities in other states. Goes to what Michael said about people moving to those more affordable areas. Yes, it can happen again.
