That needs to be factored into anyone's prediction for future outlook. Cash buyers will likely predominate at lowered price since the higher rates will exclude those needing financing

  2. The gap is because price is capitalized to income. This is why prices go down quickly once rents drop, especially if organic price appreciation stagnates or drops. It's a perfect storm when that happens.
