The home next to mine in an Orlando suburb very popular small city market, a tear down rebuild by a developer was purchased nearly 3 years ago, for sale for $1.6Million and has a "pending sale" on it for TEN months. Obviously nefarious dealings going on because they can't sell it and to make the housing market look hot. A possible recession or major recession may be just around the corner. To say every market is like yours, it's not and yours could turn on a dime. That these guys over-hype and take them on 100% face value would be foolhardy but part of it is true.
