Does not reimburse for items broken by tenants and doesn't ensure future rent payments . If accepted , eviction process is stopped and one must begin again when future payments aren't made .

  11.  The Memo  The tenants that aren't paying aren't stupid . They don't keep bank accounts , so to sue them is an exercise in futility . The paperwork needs to be initiated by the tenant . These tenants that have received stimulus checks and extra unemployment benefits , but made no effort to pay rent , aren't the type of tenant one would like to keep .
