  1. My sister was laid off from her $150k a year job @ Florida Hospital in May. Believe it or not, she lived almost paycheck to paycheck. She had tons of equity (about $300k) in her home. I told her to sell as the sh!t was about to hit the fan and she still had time. She argues with me that we are not in a recession because the job market is too strong 🙄. She actually became a realtor of all things 🙄. As of today she hasn't sold a single house and is slowly watching her equity disappear. People believe anything the government tells them. Why am I trying to convince someone who's been layed off we are in a recession?? She's my sister and I love her but some people are just sheep.

  5. My neighbor bought in 2021 and paid 21k over asking. He told me a few months ago that housing won't crash here because "everyone wants to move to Colorado Springs". Of course that's wishful thinking, he doesn't want to admit he's trapped in his own house. Fast forward to today there are 5 listing on our street all just sitting and price drops galore. He's a good guy, I feel sorry for him.

  6. I also made mistakes in the last housing bubble, lost everything including my credit. It was a very hard road back. I also lived in a rental till last week. Since 2008 I have worked my a$$ off, in 2019 bought 3 small rental income properties, and I've been seeing this bubble coming from a mile away, cashed out on one late last year and doubled my money, moved into one of my rentals last week with no mortgage and today, in roughly 1 hour, I close on the sale of the 3rd apartment more than doubling my investment. 2008 was horrible but this time I'm ready, no mortgage, no rent, car payments, credit cards or any debt whatsoever and sitting on a decent chunk of change waiting on the sidelines and watching the economy fall apart before my eyes. Learned my lesson the hard way.

  12. I just received an offer today for one of my rental properties of $173K and accepted. It was on the market for 27 days and I had reduced the price from $187,500 to $184,500 and then to $175K. 2 months ago they sold my exact same unit in the exact same condition but without a washer dryer (mine has one) for $192K. One offer!! That's all I got, for under list price. Times are changing guys. If you are a seller, you either keep your head in the sand and lose or get out before it's to late and win. 2 to 3 years from now I'll be buying the same units for $100K or less.

Also yesterday on a house that had been sitting on the market they put up another sign that read "$10,000 in incentives, call for details".. Free gifts and huge incentives?? Times are changing quickly in Colorado Springs.

  25. I lost everything in the 2008 bubble and learned a very hard lesson. $181k down payment (almost everything I had) down the drain, my credit went from 800 to 500. Couldn't even get a rental with that score. Won't ever happen to me again. I bought 3 small rental apartments in 2019 and I rent a single family home for my family. No mortgages. Sold 1 unit 6 months ago and almost doubled my money. I'm currently selling the second one and moving my family into the third. Trying to cash out before the shit hits the fan. 2 or 3 years from now I'll be buying the same units for half price. Don't do what I did in 08, you DO NOT want that 800 pound gorilla on your back.

  29.  @georuiz28  Sale prices already down 2.5% for existing homes and 4.2% for new homes according to FRED economic data. The data is lagging so it's actually worse and this crisis is just getting started. It will pass 10% EASY in a couple of months.

  42.  @Jeff__M  All good points but regardless, prices will go down big time. How will the FED or our government deals with it? I have no idea but it will happen. Maybe not 50% on average nationwide as there are some areas especially in the northeast that should fare better but many many cities will see huge negative numbers in sale prices. I think this will be worse than 2008.

  49.  @vwbustube  You are right but saying 60% of the population is military way too high. I just checked, it's 5.4%. Military will affect CS but not that much, it had no effect in the last bubble. Also, Colorado Springs is currently the 3rd city with the most inventory increase in the nation @ 160%. Regardless of the military, prices will come down fast and hard. It's already happening.
