  1. Large buildings -- especially modern commercial offices with mostly interior spaces served by central air and lights instead of operable windows -- are often uneconomical to refurbish. It's usually better to tear down completely and build skinnier towers with more outside-facing walls and ensuite bathrooms that residents need.

  2. They don't necessarily have to age well, since technology adoptions going forward could mean changes to the ideal layout and materials anyway. I'm working on retrofitting a fully concrete house with wifi and a cell booster, and it's maddening trying to route the necessary cables because the designers didn't consider how to wire the place to support mobile devices.
