@zuzanazuscinova5209 Because the bank wouldn't make any money, and nor would the depositors whom facilitate the loan. If there's no money to be made for lenders, there's no loans to be had from lenders. Let's be clear, no one owes you a mortgage. More importantly from the consumer side, it would mean you can't take advantage of lower cash rates.
