@patriciamay6396 Both buyer and seller's agents have become "transactional" agents. IOW, they really are workingfor THEIR best interests, to get the sale done. In FL, they will even describe it as "transaction agent" to make it clear they represent only the sale, not a side.

Michael, you are describing a class-action lawsuit, which usually requires the costs of litigation be subtracted from the judgement award. Usually resulting in only a few hundred dollars, at most, for the plaintiffs.

Anyone can write a decent offer themselves, as long as they read a good, thorough FSBO book and follow the instructions. If they are not of sound mind and not very literate then yes, they will need a real estate attorney to review and possibly write the offer contract they wish to submit to the seller. (Real estate agents ALWAYS gave me the standard NAR boilerplate contract, which I always had to make changes to, anyway.) Then they can use a title company to hold the buyer's escrow (deposit) and close, or hire the attorney to hold the buyer's deposit and close, as some states, like NC, REQUIRE an attorney to close.

Maybe you need a different tax preparer. The rules were, on the last stimulus "payment", to take it on your '22 tax return, IF you didn't already receive the payment. So that's what I did, and had no problems.
