I once had an agent fail to disclose that my prospective house's carport had an entire side of rotten wood, and found out from the pest control company that they had informed her of this at the time of inspection. Did she pass this info on to us, the buyers? No, of course not, because she might've lost the sale and her commission. It was an expensive mistake for us, because we had to replace the rotten wood at our expense.
