@hvaball150 What you're not factorig in is the fact that yourmortgage eventually gets paid off, and then you only have maintenance and utilities, property tax and, if you choose, insurance. When you're old and retired, you may no longer be able to afford rent. Then there's the option of taking out a reverse mortgage (not my choice, but it's there.)

I hate HOAs and don't have one, and also have no mortgage. Property insurance is optional for me, and I may self-insure till thecrazy high FL rates come down, if ever.

@mechgator FL homeowners (not rentals) already have some degree of tax relief under the FL save our homes amendment, applicable to homesteaded property only. As for insurance, it will only go higher in FL, as they are forcing all homeowners' property insurance to include flood insurance, also. Begins 1/2/26, I think.)

Well done, but just be aware that insurers now want a 10 year or less old roof in order to insure you in FL. I have no mortgage, been living here 33 years in the same house in N. central FL, and even though I need to put money into new windows, doors, painting, etc., I'm still better off than if I had to pay rent at my age.

There are no palm trees in far north FL where I live, but lots of huge old beautiful moss-draped live oak trees, instead.
