@timothyloayza6789 I'm a boomer not sellingmyhouse. My kids live across country from me, in two dumpster-fire bigcities with lots of crime, and rent their houses at exhorbitantly high rates to have room and yards for their kids! I love them, but would NEVER live with them, lol!

Michael, boomers selling their investment rental house(s) will be more likely than selling their homesteaded property. And we boomers never even had first houses as big or as new as the old rental house(s) most of us may have now! Plus, we put in significant "sweat equity" into those old houses. Young adults today want to buy their "dream house" first, and one requiring no sweat equity! (My own kids, in their 30's and 40's are like this.) That's partly why they're still renting!

@timothyloayza6789 Nothing wrong with kids splitting rooms. My grandsons did, prior to each having their own room. You make a lot of invalid assumptions.

I agree with that. It's too hard to make much of a profit renting out houses today, what with the inflation and high costs of maintenance. However...every time I think of paying the capital gains on the rental sale, I figure I might as well leave it to my kids, who'llpay zero in capital gains at my death.

@wolcottwu756 I hate to disappoint you, but most seniors don't end up in nursing homes, or even assisted living. It's quite common for old people to die at home.

I'm 72, and peoplekeepcalling me, assuming I'm apparently willing to sell my home because...?? Wouldn't they think I'd put a "For Sale" SIGN in the front yard if I were??!! No, that doesn't occur to them, lol! SMH!
