  10. If the tenant has been there for maybe 2-3 years or more, there's a certain point where they do not have to pay for cleaning etc. Yes if a tenant has not been there that long, there's less accounting for wear and tear and they would be responsible for more.

  12.  @steves11  Not that you've been doing this, but, did you know, that as a California landlord, regular inspections of non HUD rentals is illegal? Just curious
