  6. Computers and TVs are WAY more tech advanced than they were 10 years ago and cost a FRACTION of what they did. A 42" flat screen was $5000 or more when they first came out. They are cheap cheap now because of technology.

  23. The younger people here have obviously never seen a downturn like we had in 2009-2013. Your $200k becomes $50k real fast, then you panic-sell and never get it back. It happened to so many people so don't think it can't happen to you. I bought two houses in 2013; one for $21k and the other for $40k that sat on the market for months. Today they're worth $180k and $280k. We have come real far real fast, just be very careful because it's not always like this.
