Back in the day pay was insanely cheaper also. Interest rates were 15% is why housing was cheaper. Nobody ever told you that? If they would raise int rates to 10% right now housing with drop in half. Basic economics. College is only higher now because the government got involved, but you guys love the government involvement like insurance and stimulus checks.

@Zoltan1251 GOVERNMENT BACKED LOANS are the problem. Look it up. NOTHING IS FREE IN LIFE so stop assuming something is free. Anything given for free is paid for by someone who worked for that money. Talk about no clue...

@Zoltan1251 The EU has very high taxes to pay for that FREE stuff. The US has taxes to pay for things like schools, IRS, infrastructure (roads and bridges), cops, firemen, all government workers, etc so we're not getting NOTHING... but the government definitely wastes the money. Tell me something that is actually FREE, like truely free as in no one has paid for it. I really want to hear your answer.

@Zoltan1251 Here's some math. I paid $100/month for healthcare from my job before the government got involved. Now I pay $757/month. Does that sound good to you? This show me that I'm paying for my healthcare plus several other people whom don't work. When the government gets involved the price always skyrockets and the service is very, very poor. The government doesn't do anything effeciently but we get charged double, triple, or more. Hope that clears it up.

@Spazik86 I'm not poor, but I go to the same dr that poor people go to. What makes you think the poor don't have insurance? We do have free insurance for the poor, and ANYONE will be seen at the Emergency Rooms at all times.

@GrahamStephan Man I really want to ask you a question. I have 8 very profitable airbnbs that I bought 5 years ago and have skyrocketed in value. I got 15 year loans so my payoff is kinda low, about half of what the places are worth. A financial adviser told me to refinance to the max and take the tax-free money, but I don't know what to do with the cash if I refi. Is this a wise choice in your eyes? To refi or not to refi?

Graham, I want to buy a 2 bedroom condo with at least 1 car garage parking (for my Lambo Huracan) in LA, the closer to the water the better, for $750k or less. I also have a pitbull, that's one of the main reasons I want to buy instead of rent. Do you think I "should" buy or just look to rent.

Graham, I own 8 properties and owe very little. A friend (who is a financial adviser) tells me I should always refi to cash out for tax free money. I can't make up my mind if I should pay them off in a few years or refi and reinvest. Please help. Thanks in advance. Love your videos btw. Loyal fan here.

I sold my two homes last year in Nashville. I was nervous becaue they were both around $1M. I wish I still had them... but I'd still be nervous in the market. One was near Belmont and the other on South Street (next to The Gulch).

@waynesimmons9359 I usually try to educate new investors. Where did you get that 3k number from? That would make Tesla the richest company ever to exist. Tesla made $11B last year. Apple made $260B last year. So you think TSLA should be worth more than APPL? I'm just curious where you got the 3k from? Just pulling numbers out of the air? Please educate yourself on the stock market. I see lots of people jump on the bandwagon without understanding basic knowledge and getting burned. Even Elon said the stock was too high. Hertz ordered $4.2B worth or cars so the stock jumped $200B in price? LOL I would be very careful.

We are in a major housing shortage problem that will not end for a few years. There aren't enough homes being built so we cannot catch up for a while. Even when rates go up we are still not building enough to keep up, the prices will keep going up.
