  3. I'm 13 years into a 15 year loan. So glad I didn't get the 30 year loan. Don't listen to this nonsense unless you're the most disciplined person on earth, which you're not. Graham talks about being so frugal, then buys a $1.5M house in Las Vegas, but justifies it by saying how much he saved in taxes since moving away from Cali. How about saving even more by moving from Cali and buying a "sensable" $400k house in Vegas.
