  1. Don't thnk about the fact that you're over paying... but you think you're getting a good deal since the int rate is 2.75%. When you go to sell in 5-7 years you will be completely underwater. YES, PRICE MATTERS when you go to sell. Hardly anybody stays in their house for the full 30 years.
