I think Homestead is unfair to new buyers. It makes one person pay $4000 in prop taxes a year and your next door neighbor could pay $20,000 in property taxes a year. It's like punishing the younger generation for buying a house. Wouldn't it be more fair if both paid $12k each?

When materials go up 50% your insurance will also go up 50% to rebuild your house. Simple as that.

With home values doubling in value and property taxes going up so much, what are these cities doing with all of this new found money? The roads are still horrible along with everything else.

I live in FLL right on a canal. The streets in my neighborhood had some water standing but not my house. Same thing happened last year in June, it came all the way into my garage. I doubt anyone will sell bc of that. That's just part of life down here.

@dennistyler9852 It is determined by the price assessment of the house. If you live in a 800 sqft house but it's on the beach, you'll pay $100k/year in taxes. My house isn't anything special but it's on a canal. The taxes are $21,800/year, plus $10k/year in insurance. We are moving to TN later this year.

That is true. The value starts when you buy a primary residence. Lots of houses here are 2nd homes and they do not qualify for homestead.

In Florida, your taxes can only go up 3% per year if it's your primary residence.

@dennistyler9852 Taxes and insurance are too high, and I make way more money than most people that I know... but I'm not going to pay these insane prices just because I can. My lifestyle would be better if I paid a lot less for taxes and ins.
